Ok so when you get a property under contract with the seller, does that give you the right to market that property and sell it?

CONDITIONALLY, YES. This query has been battled for ages.
You have the right to assign the contract. IN fhat manner, you have
the right to sell it. YOU will have unique problems, however if you
fail to tell a prospective buyer.

If you do not inform them that this is an ASSIGNMENT, it is
likely that someone will sue you for fraud. If you DO inform them
upon their first query, that this is an assignment, that should
keep you out of hot water.......

a smart buyer will run a title check almost immediately and
when they do not see your name on the title, you will get
hit with a lot of questions!

so, cover yourself........

You can not sell it until after you own it.

You can sell your contract to buy if it is not prohibited in the sales agreement.
