gas furnace vent roof leaking? condensation?

I have a gas furnace and the pipes is running in living room with one air vent and going up.
I noticed a wet spot today almost leaking(not dripping). It get wet as heater stays on all night and the spot gets condensation/wet.

We own this town home but if anything to do with roof building covers the repair/maintenance. The property manager are saying its our furnace that's causing this and they are not responsible. I think its a pipe that is rusted or in bad shape that is causing this problem.

What should I do? hire a heater guy to come out and check it out or this has nothing to do furnace/heater?
@James K the leak is coming front he roof the pipes are embedded. Do I have to get the area our?

you have to get some vent pipe insulation and wrap the pipe. cold wet air is condensing on the warm pipe. EASY CHEAP FIX!
