After looking for a house for a long time, we finally found one. It is a Short Sale, they accepted our offer. Inspection (from USDA) stated some things that needed to be fixed before we could purchase it. We got a permission to go in and fixed those things. When we all thought it was closing time any day now, we got informed that the sellers refuse to sign the contract, and can't be reached for three days now.

What rights do we have now? We did spend about $1,000 on those repairs and earnest money and water tests. Not to mention all the time and $ spent by realtors on both sides, attorneys and banks.

This is so confusing and frustrating. Did anybody else go through something like this??

If you have an executed sales agreement, consult a real estate attorney to file a specific performance lawsuit.

Im pretty sure if they dont go through with the contract (that they signed when you both agreed on selling the house) you can sue them to go through with it, but that will cost you fees for an attorney. Talk to your real estate agent or loan officer for any more info.
