We are splitting up but now waiting for the house to sell?

we are still living together and the for sale sign is yet to go up. What do I tell my 4 year old about us moving and when is the best time to tell him that mummy and daddy will be living in different houses but still close to each other. He is already used to my step son going to his daddys house at a weekend etc so will this help him understand and what should we tell him. Any help would be great
