A dog that is outdoors all day and sleeps in the garage?

How suitable is it for a dog to be outdoors all day, all year round and sleep in a (heated) garage? Wouldn't a dog get depressed, unhappy having to sleep away from his family?
When we moved into our home, our landlord was fine with pets and we never had to pay a deposit. My daughter has a small dog, we have a cat and 3 parrots. I've been telling the landlord that I could love a second dog for about a year now, which he always replied that he didn't care as long as the rent was paid.
A family member has a beautiful 3 year old Labrador that she recently asked us to take and I got excited about the idea. I mentioned it to the landlord and he said that only if the dog is kept strictly outdoors, he does not believe in big dogs in the house and that they ruin carpet by just walking on it.
My husband tried talking to him, even offering him a large deposit even though we never paid one before or offered to replace the entire carpeting if any damage came to it. The landlord said that it wasn't about money, it was still a no, but he did agree to allow the dog to sleep in the garage with a $100 deposit. He said that if he ever found out that we had the dog in the house that he would fine us $200.
It's his house, his rules and I am not going to argue with him. I do think it's a little unfair that he has no problem with our smaller dog inside, the lease says that pets are allowed without restrictions and he gave me the ok before, but never mentioned that it would never be allowed in the house.
Unfortunately, I'm already in love with this Lab and the family member claims the dog would be fine with the situation, he loves being outdoors and the garage would be fine.
How suitable is this situation? Can a dog be truly happy having to sleep away from his family?
We live out in the country and I am a stay at home mom, so I am pretty much here all the time. We do spend a lot of time outdoors all year round, so he would get a lot of attention and not be forgotten. According to the family member, he does love be outside. I've just never had a strictly outdoor dog. The garage is only heated, not cooled, but it never gets too warm in the summer. It's a large garage and surrounded by trees that shade it.
If we ever did try to sneak him in and got caught, we would pay the $200 and then have to put him back outside. The fine would be repeated each time. I don't want to try to sneak him in, I don't want to live in fear that he's going to show up one day and catch him or that we could get evicted. The carpet that we offered to replace is worth about $800, but we were willing to take responsibility if anything happened to it.
 
My dogs have always stayed in the house and slept in my bedroom. Although you agree with this, it would appear that you have no choice.

If you work and this dog is alone all day, she will not be happy. However if she has human companionship, she should be OK.

Nevertheless dog who are left outside can be attacked by other animals, they could be abused, stolen or stray.

Your landlord will be imposing this restriction on his other tenants and does not want to relax the rules.
If you are willing to replace the carpets, a $200 fine is inconsequential. I suspect that he will "turn a blind eye" if you keep this dog in the house.
