How should I phrase my sales email?

I'm trying to sell tickets to a business seminar. It's about optimising your website in order to build a stronger online presence.

I am sending an email to 12,000 addresses in my sector. I have 2 questions:

. what should be in the subject line in order to grab their attention and not make them delete the email?
. What should the top line of my email be? something catchy!
