I am in the process of making a decision as to whether or not to go into a career in real estate. I have a brokerage already interested in working with me, and I have a few questions. I live in California, if this is relevant.

One, there seems like there's less risk involved with being a listing agent. (i.e. I don't have to drive someone around showing them 100 houses and they decide not to buy any of them) Is this true? Could I do both? What are the pros and cons of being a buyer's agent vs. seller's agent?

Two, the job I have right now pays the bills. I'd have to keep it until I start generating commission. The bummer is I work all day on the weekends, so I wouldn't be available to clients at this time. How should I best manage this?

How much of the legwork can be done from home? Also, should I expect to get leads from the brokerage itself? It's a small company that sells high-end homes in the bay area of CA. My guess is that if I cater to higher-end clients then I'd do very few deals a year. Is this true?

Other than classes and exam/licensing fees, are there any other expenses involved with becoming or being an agent?

Ugh I think that's all for now. Thanks for your help.
