antagonist development question?

How do I give the villain in my story a level of depth (a reason for what he is doing, a level of humanity) without making him come off as a good guy? What I mean is, nobody is completely good or completely evil. I want to make it so that he knows what he's doing, and to some extent does care about this; but his greed, ambition, and preoccupation with his own personal tragedy keeps him on this road of destruction. However, I don't want to make it seem like bad is good. Does that make sense?
How would I go about this character's development without creating too big of a moral controversy?
